Disregard Mindless Chit-Chat

At the time of writing this page, the methodology for EPC assessments of existing dwellings is RDSAP 10. A significant methodology overhaul from RDSAP to the Home Energy Model (HEM) is proposed for 2026 and government consultations indicate proposed changes to the format of EPCs and minimum rating levels required for private rental properties. Methods for improving EPC ratings will therefore change in the future.

To get here, you've probably already read through many other websites on your search for EPC information. You've probably seen a lot of advice and perhaps noticed many less than useful forum postings on The Internet.

In looking for useful and accurate information, take most of what you read on The Internet about EPCs with a pinch of salt, and be very choosy about where you take information from.

Much of the material is highly opinionated and ill-informed, particularly in online forums - therefore due diligence is required when taking advice about EPCs.

The best source of advice is from people who have real life knowledge and understanding of EPCs and ratings, and who are directly involved in their production or calculation in one way or another.

A good irst path is to find a local Domestic Energy Assessor (DEA).

If you're looking to get advice for example about meeting MEES requirements where you are renting-out a property and need to reach a certain EPC rating, then look for one that is happy to spend time with you, look at the results and come up with options on how to increase the rating.

You'll need to pay more for that service, and shop around to find someone that's got the time, and is willing. The standard insurance provided by accreditation schemes does not cover advice like this so the assessor would need to have their own independent insurance, thus reducing the number of them available for this type of work.

Good Luck
