Disregard Mindless Chit-Chat

At the time of writing the methodology for EPC assessments of existing dwellings is RDSAP 9.94. The much anticipated RDSAP 10 update is due in Q1 2025 and a significant methodology overhaul from RDSAP to the Home Energy Model (HEM) is proposed for 2026.

To get here, you've probably already read through many other websites on your search for EPC information. You've probably seen a lot of advice and perhaps noticed many less than useful forum postings on The Internet.

In looking for useful and accurate information, my advice is take most of what you read on The Internet about EPCs with a large pinch of salt, and be very choosy about who you are prepared to take advice from.

After becoming qualified as a Domestic Energy Assessor, a large proportion of the material I've come across in my further research online has been highly opinionated and ill-informed.

My advice is to carry out due diligence when taking advice about EPCs.

The best source of advice is from people who have real life knowledge and understanding of EPCs and ratings, and who are directly involved in their calculation in one way or another.

The best way to get decent advice is usually to find a good local Domestic Energy Assessor (DEA).

If you are looking to get advice for example about meeting MEES requirements where you are reting a property and need to reach a vertain EPC rating, then look for one that is happy to spend time with you, look at the results and come up with options on how to increase the rating.

You will need to pay more money for that service, and shop around to find someone that's got the time, rather than one who charges a low fee and who isn't interested in looking deeper at a property.

Good Luck
